CCP - COMMERCIAL CERTIFICATION PROGRAM

To succeed in commercial real estate, you should be able to speak the language of the industry. Without doubt an agent can develop this skill in time and through the accumulated experience, but the first step in the process, is to achieve an understanding of the key terms and concepts in commercial real estate.

This intensive certification program of 30 hours (3 days) has been designed to train agents, investors and bankers to achieve the level of knowledge required to practice commercial real estate. The program covers the following modules:

These specialty courses are 15 hours (1 & 1/2 days) and have been tailored to train agents, investors and bankers on specific topics. Choose from the following different courses:

FINANCIAL ANALYSIS

In this course you will learn to conduct a comprehensive real estate investment analysis on a before and after tax basis. First, you’ll identify and define the components of the real estate cash flow model by learning to use the “APOD” Annual Property Operating Data. Then you will learn to calculate the following: Capitalization rate, Before-tax cash on cash, Internal rate of return, and Net present value. The course concludes with the completion of a 5-year before and after tax discounted cash flow analysis on a subject property.

THE EXIT STRATEGY: SELL, HOLD OR REFINANCE

One of the most difficult investment decisions is when to dispose of an investment. This course will provide a sound methodology to make the hold versus sell decision. Learn how to determine the realized investment at any point in time, make the hold versus sell decision, calculate investment yield for the various alternatives and make an effective investment decision based on analytics.

ESTIMATE VALUE OF COMMERCIAL PROPERTIES

Learn how to determine the highest and best use of the property, and the three approaches to value: Comparative Market Analysis, Reposition Cost and Income Approach. In addition a 4th method; The Loan to Value & The Coefficient of Debt Service is presented in cases of study covering all the approaches.

Market Analysis has been designed to help you learn to conduct a site selection analysis for Industrial, Retail (Gap Analysis) and Office by using supply and demand data as well as demographics. Additionally, you will learn how to identify property sectors and geographic submarkets that offer the greatest commercial real estate investment opportunity.

NEGOTIATION TECHNIQUES - CLOSINGS

Learn proven strategies to client acceptance that will get you out of the guessing split on price. Satisfy the interests of parties involved in the negotiation, deals must be a two way street, develop strategies for identifying and addressing challenges in a transparent manner and learn how to communicate the pros and cons of not reaching an agreement.

HOW TO LIST COMMERCIAL PROPERTIES

This course is intended to educate the commercial advisors on how to get listings of commercial properties in exclusivity for the sale and/or rental of the real estate and businesses. The owner has to maximize and protect his investment and we as commercial experts should assist the owner to achieve his goals, whether it is for immediate sale, a future sale, the exchange of ownership for a higher value property (1031 Exchange) or diversification into the investment of several properties.

A key element for investments in the sector of commercial or industrial real estate is to perform an adequate investigation or due diligence before becoming legally bound to purchase the property. An adequate due diligence investigation will enable the investor or tenant; have the knowledge of the facts relevant to the use or disposition of assets after the closing. Learn how to become the coordinator of the due diligence process, by learning all the relevant activities to achieve a satisfactory closing.
